Following the public consultation, Hopkins Homes has taken on board comments received that have helped evolve the plans wherever possible. Further engagement has been undertaken with the local authority and local stakeholders.

As a result of this, the plans have evolved and revised documents have been uploaded to the planning portal for consideration. This can be found using the application reference numbers: PF/22/1596 and PF/22/1784.

The main changes that have been incorporated into the scheme include:

Site layout and design changes:

  • Relocated the area of play along the most-eastern boundary to the western boundary based on Officer input, enhancing site layout to align with local planning considerations.

  • Extended open space in the southern portion of the site, enhancing green open space.

Design and environmental adjustments:

  • Updated Arboricultural Information and Acoustic Assessment, addressing rail line noise concerns while retaining layout compatibility.

  • Revised Landscaping Plans fusing architecture with nature.

  • The revised proposal has an additional 770 sq. m of retained vegetation when compared with the original submission.

Drainage and transport considerations:

  • Revised Surface and Foul Water Drainage Strategy meeting the Lead Local Flood Authority’s requirements.

  • Transport Assessment Addendum now incorporates refined vehicle data and addresses Highway Authority input, ensuring efficient traffic flow and accessibility within the development.

Energy, viability, and species assessment:

  • Revised Energy Statement complying with latest building regulations.

  • A Protected Species Survey Report covers breeding bird and badger survey outcomes, with appropriate mitigation measures suggested to minimise environmental impact.

Regulatory and biodiversity updates:

  • Revised Shadow Habitats Regulations Assessment addressing Natural England's input.

  • Biodiversity Net Gain calculation demonstrating that the development will deliver over 12% improvement.
